CIS mortgages

Mortgages for CIS workers and subcontractors

If you're paid through the Construction Industry Scheme, some lenders will assess your gross CIS income - which can mean borrowing considerably more than a standard self-employed assessment allows.

Important: Your home (or property) may be repossessed if you do not keep up repayments on your mortgage or any other debts secured on it. Some forms of Buy to Let mortgages are not regulated by the Financial Conduct Authority.

Your payslips can work harder than your accounts

Most banks treat CIS subcontractors like any other self-employed applicant: two or three years of accounts, income averaged down, expenses deducted. But a group of specialist lenders takes a different view - they read your CIS payslips like an employed person's wage slips and assess your gross income before the 20% or 30% deduction.

The difference in what you can borrow can be substantial. We work with these lenders regularly, so we know exactly which ones will treat you fairly, what evidence they want, and how to present your income so the application goes through smoothly.

How we help

CIS mortgage advice, done properly

Gross income assessment

Lenders who assess your gross CIS income rather than net profit - often meaning a much higher borrowing figure.

Shorter trading history

Some lenders accept as little as 3 months of CIS payslips, particularly with a prior track record in your trade.

Simple documentation

Usually just payslips, bank statements and ID - no need to wait years for accounts before applying.

Realistic affordability

We calculate your borrowing the way the lender will, so you search for property with a figure you can trust.

First-time buyers & movers

Whether it's your first home or your next one, we handle purchases, remortgages and everything in between.

Income protection

CIS work means no sick pay - we'll explain income protection options that keep the mortgage paid if you can't work.

Common CIS mortgage questions

Yes - and often on better terms than you might expect. Some lenders treat CIS subcontractors almost like employed applicants, using your payslips or remittance statements rather than waiting for years of accounts.
