Limited company buy-to-let

Buying rental property through a limited company

More landlords are holding property in a company for tax efficiency. We'll find the SPV lenders whose criteria fit - and show you how the numbers compare with personal ownership.

Important: Your home (or property) may be repossessed if you do not keep up repayments on your mortgage or any other debts secured on it. Some forms of Buy to Let mortgages are not regulated by the Financial Conduct Authority.

Is company ownership right for you?

Since mortgage interest tax relief was restricted for personally held rentals, buying through a limited company (usually an SPV) has become the default route for many higher-rate taxpaying landlords. The company pays corporation tax on profits, and mortgage interest is generally deductible in full.

But it isn't automatically the right answer - rates are a little higher, transfers of existing properties can trigger tax, and your long-term plans matter. We'll compare the lending options on both routes, explain the criteria clearly, and recommend you confirm the tax position with your accountant before deciding.

Company BTL FAQs

Common limited company buy-to-let questions

Mainly for tax reasons. Companies pay corporation tax on profits, and mortgage interest can usually be deducted in full as a business expense - unlike personally held properties, where tax relief on interest is restricted to a basic-rate credit. For many higher-rate taxpayers this makes company ownership more efficient, but you should always confirm the numbers with an accountant.
